The latest to come out of the Officers Committee Meeting is that the expected road life in Century Village is to be reduced from 15 years to 8 years, down about 1/2. Source is "Published Information", maybe the Malcontents Blogs. This info, on its face, does not mean anything horrendous, except...
We have already approved the 15 year Road life. This netted us, the CV unit owners, an increase in UCO fees of an additional $10 per unit per month. This added expense is to be added to the existing UCO fee leaving us with a monthly fee of about $24 per month.
I'll say it again. This new change will increase the UCO fee by another $10 a month per unit. So the fee will go up to about $24.
So we have been talking about this ad-infinitum and all we got back is a lot of back mouthing from the anti-malcontents. Now that we have proved correct what are we going to do about it?
So the plan is that we will have to repair or replace the roads that were just repaired and replaced in another 8 years at a cost of another $10 a month for a total of $20 per month per unit.
This does not include the possible expense increase due to The Broad Band initiative that we turned down, but is still very much alive.
The New fee will be seen at the Delegate Assembly in August, and will pass unless the sleepy and lethargic Delegates say No, and then the Administration may shove it through anyway.
So apparently UCO is running financially smooth. We have $3.3 Million in the bank, $1.8 million in reserves and $84,000 in positive cash flow. BUT...
We have to raise another $1 Million for the roads, although we turned down WIFI/BROADBAND and our good and far seeing president is pushing Broadband. $More Millions to be yet ascertained. Water, infrastructure, security.
So what are we to do?...

So what is the smart one, the compassionate one, talking about. When we talk about the treatment of Volunteers by the present administration this is what Esther says.

Barbara Cornish thinks that all we have to to do is vote and our voices will be heard. Not true. We, the Voices, have been yelling about the unfairness of the Administration in keeping the competition off of Channel 63, out of the Club House, and out of the pages of the UCO Reporter.
So the Editorial of the recent UCO Reporter asks what are the responsibilities of the Board Members as regarding the hanging of newspapers and such on the door knobs of people that are known to be gone for the season. The answer to this is three fold. One, you can take it off the door and mail it to the missing resident. Two, the President can write the Editor and advise him of those residents that are gone and when they will return. And three, the Board can elect to remove them and hold them for the Resident. But what they should not do is elect to throw them out, without telling or getting permission from the Resident.
And, of course, the choke hold that the present administration, UCO, has on the use of the Clubhouse, should be relaxed and the CVMessenger allowed to distribute there. Then there would be no reason to hang the paper on door knobs. What say you Eva?
Why does everything we do, every Committee's minutes have to be posted and emailed to the residents. At least those residents that request it and are on the approved list.

UCO Reporter is Guilty!
THE HATE MONGERING UCO REPORTER DOES IT
AGAIN.
The UCO Reporter is guilty of another biased editorial. Joy Vestal and her comrade Myron Silverman have done it again. They have excused the action of Phyllis Siegelman for removing the CV MESSENGER NEWSPAPER from the doors. The editorial saw fit to condone her action by using the rationale it was done to keep burglars away from vacated apartments. Do you believe delivering papers, like the CV MESSENGER NEWSPAPER creates an open invitation for a thief to invade an unoccupied apartment? NO. All papers, including The Advocate are usually removed after a reasonable amount of time. Do we wish to have someone threaten us if we remove the papers? Phyllis Siegelman was the only person ever threatened to be arrested for taking papers off any door because she took the papers off ALL doors immediately after they were delivered: a crime for which she was warned by the sheriff not to repeat.
One of the biggest fallacies in the UCO Editorial is that The Advocate is secure because they put a card in the May issue requesting residents to place the card in their window indicating they are in residence. The editorial makes you believe THE ADVOCATE is safe to receive and The CV MESSENGER unsafe because it does not use a card. The reason for the window card has nothing to do with safety. It has to do with THE ADVOCATE saving money by not wasting an issue on a vacant apartment; a lesson the Reporter might learn.
Now, I want you to think about the following scenario: Suppose I was a thief CASING (slang for intending to rob) an apartment. I notice The Advocate card requesting to receive the paper posted on the window. I assume this apartment is OCCUPIED so I move on to another unit. I notice “NO CARD” on the window. I assume this apartment is UNOCCUPIED and is a potential target for me to rob. I continue to look for units without CARDS in order to find the most suitable condo to break into. There you have it; The Advocates lack of a card is an open invitation for any thief; therefore, it is not THE CV MESSENGER creating the problem; it is THE ADVOCATE.
In ending, the editorial asks for an accommodation to be made for people not interested in receiving the CV Messenger; a euphemism for “WHY DON’T YOU JUST THROW IT OUT." As I recall this is, still a free country, and you have the right to do whatever you wish with your unwanted newspapers. I suggest you read the CV Messenger and use the UCO Reporter for toilet paper.

LIabilities for the Association
So the pseudo lawyer, the wannabe attorney, the President of UCO with the Attorney's knowledge is back again in the news. This time he is threatening all of the condos with something that sounds like if you sign into the lawsuit then your Condo is at risk.
Risk for what?
I think the Associations that are part of UCO should pay attention to the fact that the lawsuit only covers the officers of Uco and the President personally. The Insurance Company should be defending, but it seems that is not so. The great and forever great wannabe attorney is defending. That's all we hear and see.
What does that mean for the safety of the Associations? Their risk of Liability?
It bodes ill. I do not see a license attorney in defense. Now that is a probable liability that may come to roost and cost us, the unit holders. Why does the wannabe attorney do that?

The Great Kabuki Masters.
The Great kabuki Master has spoken. If you can understand his sense of humor. Which I have a lot trouble with. However after I make out what he is talking about, once I do that, I still don't get it. For that matter I have trouble with understanding all his acolytes.
With the Wizard of OZ his complaints were clear and concise. With Dave Israel's not so much.
In order to keep up with this Great One I have asked him to include me on his mailing list. The better to see what he is up to. That didn't work.
The problem I have with the Great Ones, David Israel and Ed Black, is that they think they are in charge of the world. That is in charge of all of us.
So he sees a post by the Messenger Club and he feels it is his duty to poke fun at it. He claims it is a Kabuki Dance with him and the Messenger Club as partners. Can you visualize that? The little man in the big office dancing round.

The Officers of UCO shall be a President, four (4) Vice Presidents a Treasurer, a Corresponding Secretary, and a Recording Secretary, Each of the Officers shall be elected by the Delegate Assembly to two year terms and shall be installed in their respective office at the annual installation luncheon to be held in the month of March. No officer shall hold more than one office at a time including the position of Editor, Co-Editor or Associate Editor of the UCO Reporter, and no officer shall be eligible to serve more than two consecutive two year terms in the same office.

He, our President, thinks that he has to respond to this lawsuit with gaiety and laughter. Of course David Israel is a certifiable attorney licensed to work in Florida. Or is he? He has the right to put all of the UCO members at risk here? Or does he?
If he is not licensed to practice here in Florida I wonder where he is licensed. Or is he licensed at all?
Aside from the threatening implications that dire things are going to happen to all participants and non participants. We gain no knowledge from his reply except that it shows us the lengths that Israel will go to to block this suit.

Dr.Uribe and Channel 63
Heres a link to a video I produced last year intending to air it on Channel 63. It's a good example of the kind of programming that residents of CV are missing . Dr Uribe practices in the village but for some unknown reason will not be practicing here any more. . i intended to produce and broadcast on 63 a series of these videos focusing on health issues of the elderly, but became discouraged by the obstructionist behavior of Joy Vestal and Ed Black and gave up in frustration .This one is very interesting as Dr Uribe claims to be able to cure diabetes in some cases and control it in others. too bad all the diabetics in the village were denied the opportunity to see it.

Boca Raton WiFi problems
Century Village, Boca Raton just announced they are
discontinuing WIFI services provided by DSL at the end of the month. (See
announcement below)
Boca Raton has been using this service for about two years and
expended a great deal of time, energy and residents money to implement it.
Pulling the plug on this project is an expensive lesson for CV Boca, and a
point well taken for everyone who watched and wondered how it would all turn
out.
Now that we see WIFI crashing and burning in Boca Raton CV, much
like the ill fated Hindenburg blimp, which was touted as a modern marvel of
cutting edge technology by it's promoters but turned into one of the biggest
failures in history, we have to ask if anyone would like to buy a ticket to
ride the Broadband /WIFI balloon now being floated in the air over Century
Village.
David Israel vigorously used Boca's example to promote his
failed WIFI initiative to Century Village West Palm Beach, and is now
promoting the same company that provided WIFI to Boca, (DSL) as the provider
for his broadband initiative. You can call it what you like, WIFI, Broadband or whatever, the
fact remains that the delegates spoke loud and clear when they overwhelmingly
voted against implementing WIFI in CV West Palm Beach.
The expenditure of large sums of cash estimated at close to a
million dollars to start up WIFI was unacceptable then, and is still just as
unacceptable today. The whole idea was soundly rejected by the delegates in
turning down David Israel's WIFI proposal. Instead of heeding the wishes of
the people he serves, David Israel, chagrined by the people's rejection of
his pet project, continues to press his initiative under a new name,
determined to impose his will, which in this instance is obviously contrary
to the will of the people.
It's time to put this whole idea to bed. The message was sent
that CV West Palm Beach is not interested and would rather turn our attention
to other issues that are pressing but are not being addressed. David Israel's
insistence in pursuing it are indicative of his callous disregard for the
residents needs and wishes. Our experience with his administration tells us
that he will not give it up.
As long as he remains in office David will relentlessly pursue
the fulfillment of his daydream, it defies common sense, but it is the
reality of the day. He will continue to push forward with his Broadband
initiative at the risk of failure and the accompanying loss of time, energy
and our hard earned cash.
Mr Israel's stubborn determination to proceed with his WIFI
initiative was prominent in his refusal to accept the findings of the expert
he hired at our expense to determine the competence of DSL. His own hand
picked expert cautioned that DSL is not capable of handling a project of this
magnitude and advised against proceeding. A determination that is now being
proven by DSL's failure in Boca Raton. Further to this finding, Mr Israel
stated at a committee meeting that the expert and the WIFI committee know
nothing, and that he was prepared to proceed in signing a contract without
anyone's approval as he felt that he knows what's best.
It's common knowledge that Mr Israel is willing to proceed
without consultation or approval from the delegates or the various committees.
He recently engaged the services of a manager to handle the advertising
accounts of The UCO Reporter without consultation or approval, spending
almost $10,000.00 of residents money that was neither budgeted or approved or
even discussed among the delegates.
These actions are in contravention of fiduciary duty, they are
also in contravention of our bylaws by ignoring requirements binding UCO to
reserve monies and to disburse funds only in the amounts indicated in the
various accounts approved by delegates in the budget.
All this turmoil could have been easily avoided if David Israel
had followed proper procedures in getting approval to spend our money, and
listened to the recommendations of the engineers and experts he hired to
analyze this project.
Let's not be deceived by the hyperbole and the rosy promises
being offered by promoters wishing to fill their pockets. Let's not get
carried away by the tide of David Israel's verbosity. In moving forward we can expect Mr Israel to continue to attack
those who do not comply with his wishes by castigating them and maligning
them with labels of being malcontents and troublemakers rather than
addressing the issues they raise.
The recent statements by the sheriffs department will deter
David Israel from threatening to have people arrested for speaking out.
The latest occurrence where Phyllis Siegelman, Chair of the
Investigations Committee, a voting executive of UCO, and HOA President, was
cautioned by the police to refrain from attempting to destroy information
being distributed under the guise of protecting residents, should deter
further attempts at censorship by the administration.
The broadband proposal should not be considered at delegates
assemblies. The defeat of the WIFI initiative conveyed the message that
Century Village is not in favor of proceeding. Bringing it back under a new
name and a new look is a thinly disguised attempt at subverting the will of
the people. In denying any movement on the new WIFI/BROADBAND proposal we
fully expect the reaction from the chair to include the usual sarcasm,
shouting down of speakers, claiming delegates out of order and shutting off
the microphones if they persist in their objections or their opinions if they
do not conform to David Israel's views.
Delegates would be well advised to be prepared for this
behavior, not objecting to it or staying silent is a passive form of support.
Mr Israel should be
instructed by his supervisors ( CV Delegates) to stick to the duties assigned
to him. He was not voted into office to chase his own pipe dreams and pet
projects with our money, it's time to let him know that if he doesn't listen
to the common sense being voiced by residents we will engage a new public
servant who is willing to serve and comply with the will of the people.

I wonder why?
AS of may 31 the Boca Raton Century Village group, which has Village wide WiFi, is stopping it completely. They have a contract with DSL Express.

Our great and knowledgeable and caring leader is pushing for Village Wide WiFi as hard as he can. Forget about that the DA voted against it. He doesn't care what the sense of the DA is, he, the Great one, wants what he wants. Stand out of the way

Annoying re-upping WiFi.

I thought we (the Delegate Assembly) voted to quash all
this wifi business. Yet, here we are in 2015 and the same old bunch of
degenerates is trying to get things going again. I have attached the minutes of
their meeting yesterday FYI.
Neil Moore has written an excellent piece on the
disintegration of Century Village infrastructure. But more important, in my
opinion, is that Century Village as a COMMUNITY is dying before our very eyes.
Kudos to you and your Messengers for keeping the communications lines open for
rational discussion of real and significant issues.

It's interesting to see the
concern raised by Mr. Kelly's recent announcement that he intends to dissolve
the HOA of the building where he now owns the majority of the votes and the majority
of the units.
More interesting are the strategies being proposed to
prevent this from happening.
Enshrining clauses in the bylaws of associations preventing
the purchase of more than one unit in any building may seem like a good idea. A
cunning speculator could easily subvert that idea by forming incorporated
companies and buying under those names, or simply putting units in the names of
friends and relatives.
Limiting the time a unit owner would be allowed to rent a
unit would have a dampening effect on sales leading to more abandoned and empty
units and the accompanying loss of revenue that led to the problem in the first
place. Not only that, limiting rentals to short terms would replace residents
who are currently residing here long term and replace them with short term
renters, those types of transient residents would undoubtedly have little or no
concern for the future of the village.
Many prospective buyers rent a unit and live here for a
while before deciding whether to buy in or not. Rules limiting rentals would
deter them from doing that.
A bylaw restricting owners from having more than one vote
regardless of the number of units they own would put an end to monopolizing
associations.
Giving renters a voice and a vote in association affairs
would deter unscrupulous owners from renting to questionable people.
Placing a residency time requirement on voters would inhibit
absentee landlords and short term renters from imposing their wishes. It would
seem to make sense that if you are not actually living in a unit you should not
be allowed to dictate to those who are.
The underlying issue that is not being addressed is the lack
of prospective buyers. More units being purchased by individual buyers would go
a long way to resolving many of the issues being faced right now.

So Dave Israel's Very Private Blog has descended into a Pennysaver type of publication. What with all the ads he posts and no real information, what else could you call it?
The little Man in the big office obviously has decided not to get into any Political Scrapes and thus the ad for Rock and Roll Sunday. I think the ad is nice and maybe we should all attend, but there are serious things to discuss also.
Where is the discussion on the Polluted lake, on the Gun Carrying in the Clubhouse, on the snakes at waters edge?
What is the Mighty Man and his entourage doing about one of his Board Members running amuck in the Condos? Read as Phyllis Siegelman.
Are we happy with the Security team that that Great Leader, Ed Black, has put together. Are they transparent enough? For that matter who is Ed Black, did we elect him? So why does he have a Private office? Maybe I should call him the Mysterious Mr. Black?
Is the UCO Administration stuck on Top Dead Center? Sorry my Engineering Training has popped up.
And Lastly what are you, The Delegate Assembly, going to do about all this? That is the place to get Village Wide business done.

Bits and Pieces revisited again

This is no
lie; a loaded pistol was found in the men’s room at the clubhouse. Since there
is no obvious sign in the Clubhouse carrying a revolver is absolutely legal.
Losing it in the Men’s room is not.
About Mr.
Kelly and his threat to take over a Condo and force everybody to sell-cheap. Here
is what I think. First off he has to get in his people as Board Members. The
fact that he has a majority of votes gives him almost the right to vote in who
he likes. But once in, who is going to vote with him to abolish the board and
allow him to throw everybody out of their units including board members at a cheap-cheap price?
Isn’t it
strange that we hear nothing from the dynamic duo, David Israel and Ed Black, (the
silence is deafening), about the current problems we are facing. The renter’s problem,
the threat by Mr. Kelly to buy everybody out at cheap-cheap prices, the
polluted lake and canals?
Do you think
the Phyllis Siegelman is under the direction of the dynamic duo? Does she get
her orders from David Israel?
Since the
great one runs a Very Private Blog, do you think that the lack of comments by
his sycophants is due to his direction and orders?
So the
Managing Editor of the CVmessenger wrote to the sheriff asking him to visit the
Messenger Club and address them, and also advised him of the doings by David
Israel in calling in his deputies to help control the DA. His answer, handed down via Capt Brunckner, that there was
no way was a UCO President would be allowed to use the Sheriffs deputies for his person Posse!
So I see he has a shredding announcement on the Private blog. Nice. But how does he advise those people that don't have computers? Does the Great NSA man, the Great one, not think of these people? Can we put flyers up in the Clubhouse? Can anyone put flyers and informational brochures in the Clubhouse?

Bits and Pieces Revisited
Everyone who operates in the public world and gets mail knows that a small percentage of the American population is completely out of its mind. It’s always been that way. The founding fathers probably received letters from people who believed King George was living in a barn down the road and spying on the local militia while disguised as a burro. The difference now, of course, is that the Internet and social media make them a lot more visible and noisy.
But all we get from UCO is silence. I wonder why? Is it that they have nothing to say about our myriad problems? Are they, David Israel and the Non-Electee Ed Black, hiding from us because we are right at them why they make one of their stupid and expensive moves?

I was wrong. You are right she had no right taking down material put on doors right after they were put up. Had she gone around later and taken them off doors where no one was home then that would have been a good neighbor. I have no problem to admitting that I was wrong.

Do you, the Resident, feel that you are as safe as you were when you moved in? I say NO.
There are many threats to our safety now. If you are looking to UCO for help, forget it. The attitude from that quarter is, it is NOT UCO's responsibility. It is the responsibility of the individual Condominium Boards.
Maybe. But there are Condos out there that don't have a Board of directors. There is one Association that has given up their rights almost completely. One of their owners own 15 units out of a total of 29. He has warned us that he is about to advise the balance of owners that they must sell to him at Appraisers prices.
Dave Israel has remarked that this owner has not heard from us yet. These are nice WORDS , if only there was some action behind them. Action must be taken and should be transparent. Just exactly what, if anything, are they doing?

Disintegratation
The Village of the century is slowly but surely disintegrating
before our very eyes. The promise of idyllic retirement is quickly fading along
with the way of life we envisioned upon taking our place in the sun.
We see the loss of the wide open green space that held our beloved
golf course and the broken promise of perpetuity.
We endure the threat of speculators taking advantage with no care
or concern for the wishes of the residents and criminal offenders living side
by side with honest and upright people who can do little to escape them.
We watched millions of dollars being spent on security that is
failing, more millions have been spent on an inadequate road re-paving that
will require many more millions to rectify.
We see a beautiful lake that promises clean sparkling water but
delivers toxic algae that demands untold amounts of money to restore.
We see the ripening infrastructure with rusting pipes and
neglected drainage systems laying next to aging underground electrical systems
that constantly fail.
We see the signs of neglect that are the harbinger of things to
come, small things like faded paint in the roads and crosswalks, a sign at the
entrance that leans drunkenly and doesn't light up anymore, the hole in the
wall at the entrance that took months to repair while the administration argued
and denied responsibility.
While the systems crumble, the administration occupies their time
with pie in the sky projects to spend more and more of residents hard earned
money while concealing their activities and attacking anyone who dares to
question their competency.
We see the property values falling away, while prospective buyers
choose other options.
We see a demoralized population, frustrated with the myriad of
rules and regulations and the squabbling among their leaders.
We see the vindictive actions of the administration in the treatment
of volunteers and the selection of cronies with little or no experience being
chosen to serve the wishes of the few at the expense of the many.
We see the abandoned units , shuttered and forlorn, and spend more
money, paying off loans and liens to bring them back to life.
We can point the finger of suspicion and blame others for the
mess. The reality is that each and every resident bears responsibility, It's
not only a failure of the administration, it's a failure of the system as a
whole.
I see the similarities between Century Village and The United
States. Each and every condo association can be likened to one of the States
that make up this great nation. Each and every State has it's own legislative
body, much like all the boards of directors in Century Village. The difference
is that The United States has a governing body in Washington that dictates
policy and enacts legislation according to the will of the people. Century
Village, though it needs it, does not , As long as the population is divided
into little kingdoms with emasculated leaders, the will of all the people will
be lost in the fog of bureaucracy forever

This is the place where our President spent all of his working time. I had heard that his job was as a clerk in the mailroom. But he could of been on the 5th floor and involved in phone data collection.
So he seems to have learned his surreptitious activities at NSA and is applying them here at Century Village. To bad for us!

In response to Dan Gladstone's remarks, on the other blog, regarding Phyllis Siegelman taking papers off the door knobs in her association. Smart woman. Papers left on doors where no one is home is asking to be robbed. We do have robberies in the village and Phyllis is a good neighbor looking out for her association. I applaud Phyllis. With snow birds gone there are a lot of half empty associations. Keep up the good work Phyllis!

EPITOME OF STUPIDITY
Grace Macklin posted a
comment on David’s blog that said, “papers left on doors when no one is home is
asking to be robbed." She applauded Phyllis Siegelman for her “good work”
in removing the papers. It appears that Grace’s EPITOME OF STUPIDITY neglects
to tell you that Phyllis removed those papers within minutes of them being put
on the doors. Many of those so-called empty apartments were occupied. She also
neglects to tell you that Phyllis’s action was short of criminal to the point
where an official police report was filed with the Department warning her to
restrain from taking the CV Messenger off the doors. It is true that sometimes
papers are removed from the doors but only after they have been left for a few weeks,
and a kind neighbor may see to it to remove them but NEVER, NEVER, NEVER directly after they have been delivered.
Furthermore, SHAME, SHAME,
SHAME on David for allowing this EPITOME OF STUPIDITY to be posted on HIS BLOG a blog which is
supposed to represent all the residents but

Bits and Pieces
Grace and her remarks about protecting the missing snow birds has missed the point. The CVMessenger was being delivered to the Association residents. Phylis elected to destroy them as they were being put up. This was not a good Samaritan but instead a nasty busy body.
Hurrah for the Haverhill sign. Outstanding!! It only took from February to now. That is about 2 1/2 months. And it took Ed Grossman to offer to pay for it to get it going. Hurrah!

Call 911
A lot of people are upset by the video showing Phylis Siegelman
getting busted . What about the way she acted after she knew she had been
caught ? She tried to intimidate by saying she was going to call the
police and have everyone arrested. She kept threatening that throughout
the incident...... CALL 911 .... Sound familiar? I wonder where she got the
idea to do that ?
Her comment that she
made herself the " BOSS" is revealing.
Take a look at
the video on this link where David Israel threatens to call the police to the
delegate assembly and have Olga arrested. If you watch closely you will see the
same Phylis Siegelman whispering into David Israel's ear just before he starts
ranting.
She
did try to justify her action by claiming that she wanted to protect the
residents of "HER" building by removing the paper from the door so
that crooks wouldn't see them and break in when they realized no one was home.
I have to wonder if she did the same thing when David Israel attached a circular
to every door in the last election campaign.
When
David Israel acted in a similar manner at the Delegates assembly the rest of
the executive sat in silence and made no objection. Are they going to sit in
silence now? Now that their underhanded behavior has been exposed, is everyone
going to sit in silence too ?

Actually the truth of the matter is she must be removed from the Board. Her attitude goes against all the tenets of what is right and what a Board she do. Her attitude is that the Residents of her Association have no rights. Or for that matter they have no Intelligence. At least in the eyes of Phylis Siegleman.

Bits and Pieces
Justice for Residents reports an egregious act by Phyliss Segielman, a resident, that scares the heck out of me. She decided that a lawful delivery of the CVMessenger should be not be allowed. She then started to remove these deliveries from the door knobs. The cops were called see the whole thing here.

Speaking about NSA in 2008, we got a “reform” of the Foreign Intelligence Surveillance Act, or FISA, that provided retroactive cover for the illegal surveillance of innocent Americans conducted under President George W. Bush behind the false flag of counterterrorism. This was the time D.Israel worked for NSA. Perhaps this is where he got his propensity to Bully and exaggerate (aka lie).
The question as to why there were 3-4 police cars in front of one of our Condos has somewhat been explained. There was a reported multi unit break in. The fact was the Presidents Unit was broken into and the keys were stolen. Then with the keys other units were enter, presumably Snowbird's Units. The lesson here is to call the police. Make sure the unit keys are secure.
How to handle a play to take over the Condo, Condo Board and buy all the units. This was happening at one of the Condos. A Unit holder has bought and now owns 15 out of 26 Units in a Condo, therefore he has the votes to control the board. So this is a threat. A way to handle this is to have your By-Laws amended to require that new owners must live in the Unit 1-2 years after purchase. Or nobody can own more than 2 units in the Association.
The Golf course looks at of control, what with weeds, and long grass. But it is not out of control. The WPB Code Enforcement authority has put the Golf Course owner on notice that he has until May 20 to clean up the mess or pay a fine of $1000 per day.
It was brought to the attention of the Delegates that the problems with renters is a Village wide problem. This problem has to be addressed by the Association. It cannot be left to UCO to solve. Proper investigations must be done. Limits are rental Units must be established.
