So, whoop-de-do the people at UCO Headquarters have done it again. The rent we pay has just gone up $10 per month. All due to the machinations of our erstwhile President. That is President Israel, not President Obama.
The reason for this is the 3/4 million dollar charge for capital gains, re the Clubhouse AC. If this is not the reason for this extremely large increase then what is and is the AC charge coming?
This confusion is all because of the blindness that Israel shows to our dilemmas. He does not seem to care that there are many unitholders that are stuck with a fixed income and this raise is very, very troublesome. He does not seem to care that the AC charge is for capital improvement and not for repairs and should be paid by the Clubhouse.
As a matter of fact, I did not get a chance to vote on this at the DA.

Considering what we get here in the village and the fact that over the last five years increases were very low, a ten dollar raise should expected. A lot of associations have been wheeling and dealing under the table by not increasing the HOA fees while expenses increase. What does that do for the unit owner? Of course they don't get an increase but the money has to come from somewhere. So where? If you have any sense, it is most likely coming out of the money your association puts into the reserve funds for your roof.
ReplyDeleteWhile the money going in gets less and less, should something catastrophic happen such as a hurricane, a tornado, a fire or even god forbid, a terrorist attack, you may not be prepared for it and will lose your home and everything in it.
A ten dollar increase is a lot, but don't expect everything to be cheaper either.
So. your advice is to lie down and let it happen, no argument, no other plan? And when the 3/4 million dollar expense, improvement hits, what will you do? Contine to lie quietly?

DeleteI am not sure about what Bob is saying. We have tried to keep our association increase as realistic and bearable as possible even as we built our reserves and to build reserves is a god thing. What was going on with UCO and WPRF is that UCO was giving all that was asked, for supposed repairs, for slinging the location and relocation of courts time and time again, for planting and replanting sand for repairs that were actually capital improvements, We asked for an increase to build reserves for what would be upcoming but David Israel decided to play fake hero and keep things low, al the while knowing that was coming down the road would not be pleasant due to his incompetence now. That is the be all and end all of it all. And by the way, this should have been explained t o the delegate and to the residents and while on the topic, with the bids so close together, what will be the deciding factor of choice/ And will there be an engineer onsite - always - to insure proper work unlike the roads project and is there a performance bond and will we hold enough money over until we are sure there are no problems with the work. We never do that part properly, do we?
ReplyDeleteWhat I am saying is that everything is going to go up. Just look at the way rents have climbed, and not just here. We live in condos, we chose the condo lifestyle, that means we are paying for many things that we may not use, but other people do. Hopefully the money we spend is for something a majority can use. The shows, the movies, the dances, pool tables, pools, the gym, Cable, internet, phones, tennis and pickle ball courts, the buses (not everyone uses them, but eventually will or may). Not everyone uses all of the above, some are used by very few.
Deleteduring season, a group comes down and wants to have pickle ball courts, they get pickle ball courts, they want tennis courts redone, they get some work done, but not to the satisfaction of the players. Bus riders want increases in locations for the buses to go shopping, or doctors offices. Everybody wants one thing or another, but get an increase in fees? Heaven forbid!
The roads aren't to the satisfaction of some, so complain, sue, and do everything to stop anything else from going forward seems to be the answer for some.
How about a new approach, not just from one side or the other, but all sides? Sit, TALK, Be respectful, talk in a civil tone, use common sense and have a moderator if necessary, not an officer, not the president but someone that actually has knowledge of Parliamentary procedures, and follow them strictly until business is concluded. No sidestepping by getting motions to adjourn when there is someone having something to say, meeting concludes when all have their say. AND No one walks out until business has concluded! Will that ever happen? Lets get Randall back as official parliamentarian and get to the business of running this village!
Don't forget that David Israel is trying to negotiate a 25 million dollar contract for cable tv that includes wifi or telephone. Thats going to be another raise in fees that is not really necessary. Why is the addition of the extra services being contemplated? If anyone is worried about building reserves , wouldn't it be better to concentrate on doing just that instead of adding costs for stuff we can do without quite nicely .

ReplyDeleteDo the people who own here not yet know we are not an HOA??? We come under condominium laws, not HOA laws. There IS a difference. I keep reading posts and stories in the local papers distributed in the village about HOA fees and laws when referring to this village. It's time those who post about HOA stuff learn that there IS a difference, and we are NOT an HOA.
